      Transfer of Equity

      Transfer of Equity (transferring the value of property between existing owners or to add new owners) can be required in numerous circumstances including:

      • When someone is acquiring or being gifted a share of ownership
      • Re-financing / re-mortgaging
      • As part of Inheritance Tax planning arrangements
      • On relationship breakdown and divorce

      There may be Capital Gains Tax and Stamp Duty Land Tax consequences arising from changes to the shares in ownership of a property on which you may need to take specialist advice

      We can guide you on documenting changes in equity share ownership and deal with Land Registry formalities.


      You may be re-mortgaging to get a better deal, to change the amount you’re borrowing, or because your circumstances have changed. Our team have dealt with thousands of re-mortgages between them so whatever your circumstances we can help you through the process as quickly and efficiently as possible.

      Re-mortgaging a property may be the relatively straightforward process of moving from one lender to another, or it may involve more complex arrangements dovetailed with splitting titles and changes in ownership structure.

      We’re very experienced in dealing with most banks, building societies and specialist lenders and we’re on the panels of most Lenders.

      Equity Release

      Equity release may take the form of a lifetime mortgage or a home reversion scheme. You should take specialist independent financial advice to help you decide if equity release is suitable for your needs, which type of equity release would suit you best and the provider with the best offer for you. Whichever route you’ve decided to take we can advise you on the legal process and implementation.

      The Equity Release Council is a trade body that seeks to represent and monitor the sector, and promote standards of good conduct. These schemes are regulated by the Financial Conduct Authority. You may find the Money Advice Service website a good source of information and guidance.
